Bowburn skylights and rooflights, new or replacing an old unit
Bowburn is a village 21.1 road miles south of Newcastle, in County Durham. A kitchen, landing or loft room that needs daylight, or a tired rooflight that has clouded over, is where most Bowburn conversations start.

Commuter homes, and a rooflight that has seen better days
Bowburn started as a farming hamlet, grew with coal mining, and today sits close to Durham and the A1(M), which has made it a place for commuter housing. Homes of different ages stand side by side, and a roof here or there may hold a rooflight whose panes have clouded over. Either way we begin in the same place, with the room that lacks light and the roof above it.
Rooflights we supply in Bowburn
Cutting a first opening and swapping an existing unit both start with a look at the roof. Roof lanterns, Flat roof rooflights, Roof windows, VELUX windows, Electric rooflights, Energy efficient rooflights, Misted rooflight replacement, Walk-on rooflights, Conservation rooflights, Sun tunnels.
Bowburn, room by room
Light for a dark room, or a clear pane for a cloudy one
This page asks four things, in the order a Bowburn job tends to raise them: which room wants the light, what suits the roof, who has a say when an old unit is swapped for a new one, and how the visit and the fitting run.
Which room in a Bowburn house would gain most from a rooflight?
Short answer
Whichever room stays dim in daytime and has roof over it: a back kitchen, a landing, a bathroom or a loft room. Tell us which, and what lies above its ceiling, and the choice narrows fast.
Start with the room, not the roof. Ask yourself where, at lunchtime, you still switch a light on. That is the room a rooflight can help, provided a roof sits straight above it or a loft is near enough to carry light down.
A village near Durham
One point before the details. A rooflight is among the lighter ways to change a room, because the work is done from above and the walls stay as they are. Where a full extension would be a large undertaking, a rooflight over the room you already have can be the more modest answer.
That is also why we ask about the room first. If the room is a poor candidate, say because its ceiling has another storey above it, we say so at the start and look at other parts of the house.
Bowburn lies about three miles south-east of Durham, on the A177 between Coxhoe and High Shincliffe. Its position, near the city and the A1(M) at junction 61, has made it a place for new commuter housing as well as industrial estates. We take nothing from that about your own roof, but it explains why a visit in Bowburn can mean a house of one age on one side of the road and a newer one on the other.
Common dark rooms
In any house, a few rooms are likelier than others to lack daylight. A kitchen or dining space at the back, extended outwards, ends up far from the original windows. A landing at the head of the stairs may have no window of its own. A bathroom set inside the house has no outside wall to take one. A loft room needs light and air together. Each calls for a different kind of rooflight, and the next chapter matches them.
Or a rooflight you already have
Some people come to us with a rooflight already in place. If the glass has clouded between the panes, the unit has stopped doing its job, and the room is darker than it should be. Replacing the unit is a different conversation from adding a new one, and we deal with it in the third chapter.
A short list to settle before the visit
- Which room stays dim at midday, and what sits above its ceiling
- Whether the roof there slopes or lies flat
- Whether the room needs ventilation as well as light
- If a rooflight is already there, whether the glass has clouded
- Which you have: a whole house, or a flat within a building
What goes in the roof once I know the room?
Short answer
A sloping roof over a loft room or landing takes a roof window. A flat roof over a kitchen takes a flat rooflight or lantern. A tight bathroom with a loft above it takes a sun tunnel. The roof shape narrows the list.
Once the room is chosen, the choice of product is short. We sort by what is above the ceiling.
Roof windows for sloping roofs
Think of a roof window as a window made to lie within a pitched roof's own surface. It gives a view, opens for ventilation and brings light well into a loft room or landing. Sizes vary. Makers such as VELUX label them with codes that decode neatly: letters for width, digits for height, as in MK04. For opening styles, see the roof windows section.
Flat roofs and lanterns
Under a level roof, a kitchen at the rear can have a flat rooflight, a lantern or one broad fixed pane. Each sits on an upstand, a raised edge commonly around 150mm above the finished roof, with the exact figure set by the maker. A lantern lifts the glass and spreads light across the room, and an opening unit helps with cooking steam.
Sun tunnels for tight spaces
A small bathroom or landing with a void above does not suit a large window. A sun tunnel pairs an outside dome with a reflective tube and ends in a diffuser flush with the ceiling. It brings light without exposing the room to view.
Choosing the glass
The rules for an existing home, under Part L, set a limiting U-value of 2.2 W/m²K for a rooflight and 1.4 W/m²K, or WER Band B, for a roof window. In practice that means modern sealed units with low-emissivity coatings. Where people sit or sleep, the inner pane is laminated. Solar control glass or a blind can be added, and we list them as options.
You do not need to settle any of this beforehand. Knowing the room and the roof shape is enough to begin.
What is involved in swapping a misted or tired rooflight for a new one?
Short answer
When a rooflight clouds between its panes, its seal has gone, and the whole unit comes out, not only the glass. We survey the opening, supply a unit that meets present limits and fit it. Planning and Building Control depend on what changes.
Cloudiness between the panes usually means a rooflight's sealed unit has given up. A sealed glazing unit holds a gap between two sheets of glass. When the seal fails, moisture gets in, the glass clouds and cannot be cleaned out. The unit is then replaced as a whole, and our misted rooflights page explains the options.
Why the seal fails
A sealed unit is made in a factory with the gap between the panes closed and dry. Over time the edge seal can break down, and the gap then fills with damp air. The effect is a milky film or tiny droplets that you cannot reach with a cloth. The glass may still keep the weather out, which is why people live with it for a while, but the room loses light and the view goes.
Reading the existing opening
The first job is to look at what is there. We note the size of the opening, the type of frame, how the unit was flashed or upstanded into the roof, and whether the timbers around it are sound. Putting a matching unit into the same opening is often simple. Wanting a bigger one, another style, or a different spot makes it a new opening, with the full set of questions.
What the new unit must meet
We choose a replacement with today's energy rules in mind, and the glass is specified in the quote.
Consent and notification
The authority for Bowburn is Durham County Council. For a house, a rooflight generally falls within permitted development inside national limits, set out in the planning guide. A flat is different. Planning permission comes from the council, upstairs or downstairs, and a Tyneside flat is no exception. If the house is listed, listed building consent is required. Whether a replacement needs to be notified to Building Control depends on what is changing, and we confirm that for your roof at the survey.
| What you notice | What it may mean | What we check |
|---|---|---|
| Cloudy film between the panes | The seal between the sheets has failed | Whether the whole unit can be swapped in the same opening |
| Water marks around the frame | A problem with the flashing or upstand | How the old unit was sealed into the roof |
| Glass that stays cold and runs with moisture | Outdated glazing performance | The glass specification of a replacement |
| A frame that no longer opens or shuts | Worn fittings or a warped frame | Whether the frame is the issue or the whole unit |
What is the route from a first message to the day the glass goes in?
Short answer
Message us, and we visit to survey at no charge. A fixed written quote comes next. Fitting day sees the roof opened or the old unit lifted out, the new one fixed and sealed, and the inside finished. Building Control is notified where required.
The path is the same for a new rooflight and a replacement, with a few extra checks for the second.
Your first message
Give us the location, the room that needs light and your type of home. If there is an old rooflight, a photograph of it taken from indoors is a help. We reply to arrange a time.
The survey
We go over the roof from outdoors and the room beneath it, reading the covering, its pitch, the framing and whatever the loft holds. For a replacement, we measure the existing opening and note its condition. How the room is used matters too, since it affects the glass and whether the unit should open, so expect a question about that.
The written quote
The quote gives one fixed price and describes the unit, its size and glass, and the work. The figure holds firm until the job changes, as it would if you picked a larger unit. Our quote page is where the survey is arranged, and our guide to costs covers what moves a figure.
Fitting day
A new opening means lifting the covering, cutting and trimming timbers, then fixing and weathering the frame. A replacement means taking out the old unit and setting the new one into the existing opening, where it fits. Inside, the edges of the opening are finished.
Afterwards
We notify Building Control where the work needs it, and you receive a 10-year workmanship guarantee in writing. Not far away, Coxhoe is another village we serve, and the same steps apply there.
Bowburn questions, plainly answered
Can a misted rooflight be cleaned out and used again?
No. Once moisture has got between the panes, it cannot be removed, because the seal that failed is part of the sealed unit. The fix is a replacement unit. At the survey we examine the opening and recommend what the new unit should be.
Is a new Bowburn commuter-belt house likely to have permitted development?
The newness of a house does not change the rule. A house usually has permitted development for a rooflight, unless an Article 4 direction or a condition on its planning permission takes it away. Check the paperwork from the purchase, and ask us if unsure.
Can I make the replacement bigger than the old rooflight?
You can ask. A larger unit means widening the opening, which becomes a new piece of building work, with the structure, the planning position and the notification all looked at again. We cover this at the survey and put the larger size in the quote.
Do you work in Cornforth and Sherburn as well?
Yes. Both villages lie within our working area, and the process is the same. In both, Durham County Council holds the planning role, so permission questions run as they do here.
What if the roof over my flat is shared with the flat above?
Then the title or lease matters. It identifies whoever owns the roof, and it may demand the other owner's consent before anyone works on it. Read it before ordering, and bring it to the survey so we can plan around it.
