Who we are

Who is Quayside Skylights?

A Newcastle firm that fits new skylights and rooflights and replaces old ones, mostly in homes, with small commercial jobs welcome too.

Quayside Skylights Newcastle upon Tyne puts rooflights into roofs and takes old ones out. That is the whole business. We fit roof windows, roof lanterns, flat roof rooflights, walk-on glazing, conservation rooflights, electric opening units and sun tunnels, and we replace the ones that have misted, gone cold or stopped working as they should.

The name comes from the Quayside, the stretch of the Tyne where the city meets the river. We work out from there, across Tyneside, Wearside, south-east Northumberland and north Durham.

Homes first

Our visits are to houses and flats: a kitchen that has been extended into a dark box, a landing with no window, a loft room that needs more air, a bathroom on an inside wall. Small shops and offices with a flat roof are welcome as well, and the same steps apply to them.

How we like to work

We do not turn up with a van full of stock and a price from the pavement. Every job starts with a survey, because the opening decides how well a skylight works.

We also explain as we go. If a rooflight would be a poor fit for your roof, or the smaller of two sizes would suit the room better, we say so at the survey. You should come away understanding what is being fitted and why, with the rules for your house explained in ordinary words.

House first

Why do you look at the house before the product?

Because the house decides what you may fit, who has to agree, and what the roof can take. The product is the easy part once those are settled.

Two people can ask for the same rooflight and need quite different jobs. The difference is the building. Newcastle has a lot of Tyneside flats, which are two flats in one terraced house, each with its own front door. A new rooflight on a flat needs planning permission from the council, because flats do not have the householder permitted development rights that a house has. The same rooflight on the house next door may need none.

That is why we ask early what you live in. We ask whether it is an upstairs flat, a downstairs flat, a terrace, a semi, a post-war estate home or a new build. We ask who owns the roof, whether the street is in a conservation area, and whether the house is listed.

Why it saves you time

Finding out that a roof is shared, or that an Article 4 direction applies, after the glass is ordered costs weeks. Finding it out at the first conversation costs nothing. Our house-first guide walks through each house type in turn.

How a job runs

What happens from first message to finished roof?

A free survey, a fixed written quote, the Building Control notification where the work needs one, the fitting, and a 10-year workmanship guarantee in writing.

The survey

We turn up, study the room and the roof, measure the opening and go through the rules that apply to the kind of building you own. It costs nothing and there is no price given before it.

The written quote

A fixed figure follows the visit, set down on paper. It stays the same until the job itself changes, for instance when you choose a larger opening. The reasons one job costs more than another are laid out in our costs explainer.

Notification and fitting

Cutting a new opening in a roof is building work, so it is notified to Building Control, either the local authority or a registered building control approver. If your job falls under that, the paperwork is ours to file. Then we fit the unit.

The guarantee

Our workmanship on the installation carries a 10-year guarantee, and it is put in writing with your paperwork. What it takes in is spelled out on its own page.

What you can expect from us

  • A survey at your house before any price is named.
  • A quote in writing that does not shift without a change to the job.
  • The Building Control notification dealt with where the work needs one.
  • A guarantee on our workmanship, in writing, for ten years.

Where we work

Which areas do you cover?

Newcastle upon Tyne and the towns and villages within 30 road miles, from the coast to the Tyne valley and from Morpeth down to Durham.

We count the 30 miles along the road, so the area follows the bridges and the main routes rather than a neat circle. It takes in Gateshead, North and South Tyneside, Sunderland, Durham and a good part of south-east Northumberland.

You will find each place on the areas page, with the council that applies there. Newcastle itself is covered on the homepage.

Sending a message

If you are unsure whether your address is in range, send the postcode on the contact page. A WhatsApp message to 07880 284133 reaches us quickly, and email works just as well at info@quaysideskylightsnewcastle.co.uk.

A few things people check before booking

Do you only work on houses?

Homes come first, flats included. Small commercial roofs, such as a shop or office with a flat roof, are welcome too. Send the details on the contact page and we will say whether the job suits us.

Do you fit and replace both?

Yes. We put new rooflights into roofs that never had one, and we take out old units and fit new ones in the same openings. A replacement is quicker on paper, but we still survey the roof first.

Ten years on our workmanship, in writing.

We handle the Building Control notification. Your price is fixed and written after the survey.
